An explanation of BHKT:
BHKT is a flat notation used to identify/describe the layout of a flat/house or property.
Sometimes it seems a little confusing. Let us explain these in detail. The numeric value before any of those letters will indicate the number of rooms.
3BHK2T = 3 Bedroom, 1 Hall, 1 Kitchen & 2 Toilets
A Hall is a general purpose room such as a living room.
Bedroom which has a smaller size (normally below the standard size referred by 0.5). Normally they will be recommended as library or study room size. But we can use it as bedroom Home Providers(Landlords) should be aware that there are national minimum room size standards on overcrowding that will apply in most cases. The Housing Act 1988 sets a minimum room size for overcrowding which applies to all dwellings including licensed and unlicensed homes in multiple occupancy(HMO) and will be the basis of most council guidance on licenced HMOs. If the room size in question is below this minimum then it is likely a licensing appeal would fail. However, it does not prevent landlords from appealing the licensing decision, particularly where the bedrooms are above the legal minimum size and/or they have large communal areas that should be taken into account. For reference, the national requirements on room sizes are as follows:
Number of bedrooms of minimum size
Number of persons
5 or more
2 for each room
Floor area of bedroom
Number of persons
110 sq. ft. or more
90 sq. ft. or more but less than 110 sq.ft.
70 sq. ft. or more but less than 90 sq. ft.
50 sq. ft. or more but less than 70 sq. ft.
