Anonymity, Why is heart-is.co.uk anonymous to start with?

Question: Anonymity, Why is heart-is.co.uk anonymous to start with?
Answer: A few reasons, one when researching websites similar to heart-is.co.uk I heard a lot of reports of people(especially young attractive females) being propositioned, so I decided to make heart-is.co.uk anonymous to start with.

Two, people of a certain age will remember the case of “Suzy Lamplugh” see wikipedia for full details:

https://en.wikipedia.org/wiki/Disappearance_of_Suzy_Lamplugh

So I decided I would try to make heart-is.co.uk as safe a space as possible for the heart-is.co.uk user base.

Three, both landlords/agents and tenants need to be careful when approaching the stage of the deal when handing over money, read this for an example of what can go wrong: https://www.property118.com/tenants-saved-existing-landlord-fake-landlord-scam/

Finally a lot of websites similar to heart-is.co.uk list the agent etc, I feel a property should stand on its own merits not on the merits of a brand name and this also gives the smaller less well known landlord or agent a fair shot at the market.

Bedroom Sizes, What are the standard room sizes?

Question: Bedroom Sizes, What are the standard room sizes?

Answer: Bedroom which has a smaller size (normally below the standard size referred by 0.5). Normally they will be recommended as library or study room size. But we can use it as bedroom Home Providers(Landlords) should be aware that there are national minimum room size standards on overcrowding that will apply in most cases. The Housing Act 1988 sets a minimum room size for overcrowding which applies to all dwellings including licensed and unlicensed homes in multiple occupancy(HMO) and will be the basis of most council guidance on licenced HMOs. If the room size in question is below this minimum then it is likely a licensing appeal would fail. However, it does not prevent landlords from appealing the licensing decision, particularly where the bedrooms are above the legal minimum size and/or they have large communal areas that should be taken into account. For reference, the national requirements on room sizes are as follows:

Number of bedrooms of minimum size Number of persons
1 2
2 3
3 5
4
5 or more 2 for each room
Floor area of bedroom Number of persons
110 sq. ft. or more 2
90 sq. ft. or more but less than 110 sq.ft.
70 sq. ft. or more but less than 90 sq. ft. 1
50 sq. ft. or more but less than 70 sq. ft. ½

A child aged between 1 and 10 counts as a half person.
