Features that may be important include:

  • Parks, walking trails, and green space
  • Neighborhood upkeep
  • Convenient to shopping, dining, and recreational activities
  • Proximity to your university or work
  • Area crime statistics and safety ranking

Be careful about choosing a flat in a less-than-desirable neighbourhood. No matter how much you love the place itself, if you are not happy with the location, chances are you will not enjoy living there for long.

2. Space Considerations

When you are renting a 1 bedroom flat, space can be a concern.

4. Affordability

Unfortunately, the price must be a consideration.

When looking for a new place, budget the cost of rent for your prospective 1 bedroom flat, along with utility costs, and other bills that you pay regularly.

Generally speaking, if the cost of your 1 bedroom flat is more than one-third of your income, it may create a financial hardship. Try to find one that is no more than one-third of your total monthly income.

If you can’t afford a flat that seems like a perfect fit, you might consider sharing the cost with a roommate.

Although some people warn against the risks of a roommate, others live with roommates happily for years.

Only you know if you would be content living with someone in close quarters. And let’s face it, sometimes we simply don’t know what it’s like to live with someone until we do it.

5. Amenities

Depending on your personal preferences, certain amenities, or lack thereof, would be a deal-breaker. While other tenants may care less about a dishwasher or central heat and air.

You might want to write down a list of those amenities that are most important to you, and ask the landlord about their availability.

6. Insulation

Many tenants don’t consider this oft-forgotten quality until it’s too late.

But, every tenant should know the insulation level before they move in. If your 1 bedroom flat lacks sufficient insulation, you will soon learn why it should be considered.

If your walls lack sound insulation, you will hear every peep from your neighbour. And this can become a bothersome annoyance quickly.

7. Landlord Compatibility

Most landlords view their properties as an investment and will expect a certain level of business professionalism from their tenants.

Still, there are landlords that might be extraordinarily difficult to deal with. If you sense that you lack compatibility with the owner, that’s a good indication that you need to keep looking.

It cannot be stressed enough that every tenant should read the fine print of any agreement before they sign. You need to make sure that you can live with the terms and conditions of your lease. And you don’t want to be surprised down the road by something that you missed during the signing process.

It never hurts to have another pair of eyes to scan over your agreement if you have a close friend or family that you trust.

If something is unclear in the agreement, make sure to ask your landlord for clarity before you sign.

Once you sign an agreement, then you are potentially legally liable for its terms even if you decide to back out.
